Income property operates in a different way than residential property. Generally speaking, an agent will get a listing for an apartment building, then present this listing to a select group of clients that this agent has an established relationship with. The understanding is that for giving the client the “opportunity” to purchase the apartment building, the agent will represent this client in the purchase of the building. Thus, there will be dual agency with the agent representing both the buyer and the seller. This is a classic conflict of interest which forces the sales price to be a compromise on both sides.
I believe if I get a listing, my job is to do everything I can to get my client the best possible price for the building. My goal IS NOT to try to make a commission on both sides of the sale.
